    On Saturday, we had a fantastic Sure Seal Family dinner. Our team works incredibly hard on our projects, putting in long hours, early starts, late endings, and sacrificing their weekends and holidays. We couldn't have done it without them, and we're grateful for their dedication. We also want to acknowledge the wives and kids who make sacrifices of their own. They play a crucial role in our success by giving up precious time with their husbands and fathers when it's go time. Thank you to our families for their unselfish support. Dinner was amazing, and it was great to be back together after some time off. The new season is just around the corner, and we're already preparing for a fantastic year. We've learned a lot from our industry peers this year at the Pave-X show, NPE, and the upcoming World of Asphalt in Nashville, Tennessee.   • We are a bit further north. Our cut off is a couple weeks earlier. Our shut down process is almost identical. Good to know we’re in good company and our SOP’s align closely. You are a great example of proper leadership and commitment to high standard in our industry. Thx.

    Asphalt & Concrete Problem Solver

    The annual seal coating equipment end of season shutdown. Why & How: WHY: ✅ Our last day of sealcoating is historically between October 31st and November 6th. Sealcoating after November 6th is too risky. Read my blog on the risks of seal coating when it’s too cold: https://lnkd.in/e8hx8Fn6 ✅ Both asphalt and coal tar emulsions are water based products. Naturally they can freeze. If the sealers are allowed to freeze in your system they can cause thousands of dollars of damage for replacement parts. ✅ The procedure is to get our pavement sealer tank levels down to practically zero. We do this by using a “JIT” just in time delivery system at the end of the season. We only purchase pavement sealer on a “job by job” basis the last 2 weeks of the season. Yes it’s a pain in the ass but less of a pain then trying to get 1000 gallons of sealer to freeze to waste it in the spring. HOW: ✅ All the equipment is relocated to our yard in Swedesboro NJ. ✅ Any left over sealer (which is typically less than 50 gallons between 4 units) is pumped off into 5 gallon pails and lids are secured. The pails are put in the center of our yard to allow the freezing cold winds of the winter to freeze the material in the pails. Once it freezes by March all that is left is clear water on the top and frozen sealer on the bottom. It can be disposed of in the dumpster. ✅ All the plumbing and pumps are throughly flushed with water till clear water is visible. The waste water is also put into pails to freeze any of the solids that come out on the final rinse. ✅ The entire pump circuit from the filter to the spray wand valve is charged and pressurized with windshield washer fluid. This prevents freezing over the winter down to -40 degrees. I don’t believe in using antifreeze because it can poison any critters if it leaks out. ✅ Fuel stabilizers are added to the trucks and any motors. ✅ In mid January the inside of the tanks are frozen and any remaining sealer on the walls of the tank are chipped out. ✅ Trucks are driven once a month on a preventative maintenance schedule to keep the batteries charged and the fluids in good shape. ✅ Any unit that is 5 years old receives a partial rebuild while any that are 10 years old are completely stripped down and rebuilt in March before the season starts to avoid breakdowns. The units are practically brand new after rebuild. This is a quick synopsis but the entire process is documented thoroughly as a SOP.
