Landev is a civil engineering consulting firm serving British Columbia's South Coast, with offices in Gibsons, Squamish, and West Vancouver. Founded in 2021, we work with developers, architects, landowners, contractors, and municipalities on land development and municipal infrastructure projects throughout the Sunshine Coast, the Sea-to-Sky corridor, and the North Shore.

A construction-first approach to engineering

Landev was originally built to support the real-world demands of active development and construction projects before evolving into a consulting firm. That foundation continues to shape how we practice today. Drawings that work on paper but fail in the field cost time, money, and credibility — so our focus is on delivering projects that hold up through municipal approvals and during construction, not just at submission.

Our services

Site servicing — water, sanitary, storm, and roadworks design for residential, commercial, and mixed-use developments, coordinated with utility providers and local standards. Subdivision design — lot layout, grading, and servicing strategy from concept through Preliminary Layout Approval and final registration. Rezoning and development applications — engineering support for rezoning, development permits, and municipal submissions, including servicing briefs and technical reports. Stormwater management — drainage analysis, detention and infiltration design, and stormwater management plans that meet regional requirements and site constraints. Septic system design — on-site wastewater system design and filing for properties outside municipal servicing, common throughout the Sunshine Coast. Contract administration — tender documents, contractor coordination, progress payment review, and administration through project completion. Construction review — field review, inspection, and certification to confirm the work built matches the work approved.
